Stamp duty in every Australian state and territory, 2026–27
Each state and territory sets its own stamp duty (transfer duty). On a $750,000 home bought to live in, it is between $19,208 and $40,070 in 2026–27, depending on the state, before any first home concession; a first home buyer pays none on that home in New South Wales and the Australian Capital Territory.

First home thresholds, state by state
- New South Wales: No duty up to $800,000, then less duty on a sliding scale up to $1,000,000. New and established homes alike.
- Victoria: No duty up to $600,000, then a concession that tapers to nothing at $750,000.
- Queensland: On an established home, up to $17,350 off the home concession rate below $710,000, less in steps to nothing from $800,000. A new first home pays no duty at any price.
- South Australia: No relief on an established home. A first home buyer pays no duty on a new home, at any price.
- Western Australia: No duty up to $600,000, then $16.15 for every $100 over it, up to $800,000. New and established homes alike.
- Tasmania: No first home relief for a purchase settling after 30 June 2026.
- Australian Capital Territory: No duty at any price for a buyer who has owned no property in the last five years (the Home Buyer Concession Scheme, from 1 July 2026).
- Northern Territory: No relief on an established home. A new house and land package can be exempt, on contracts to 30 June 2027.
Every concession has conditions besides the price, such as living in the home for a set time, usually never having owned a home before, and in some states citizenship or residency. The revenue office decides whether a purchase qualifies. Each state is explained in more words in first home buyer stamp duty in each state.
In a projection
Stamp duty is paid in cash on top of the deposit, so it can move the year a purchase is affordable. My Runway prices a purchase with its state’s scale and these concessions where the plan says the buyer qualifies. On the free plan the duty is an estimate from the state’s scale; Calculate stamp duty, on Plus, works it out from the published rates, as in the tables here.
